About Us

Morgan Properties is a family-run business, established when son Michael started Cardiff University in 1992. It was then that Ceri & Marilyn Morgan bought their first house in Roath to house Michael whilst at university.  The Morgan Properties portfolio has now grown to 12 student houses in 3-, 4-, 5-, 6- and 8-let variations.

Today, Morgan Properties is run by Lindsay, wife to Michael, and Ceri & Marilyn Morgan, providing high quality accommodation to 68 students in the Cathays area of Cardiff. 

We are "hands-on" landlords, you'll see us several times throughout your Occupation Contract (new name in Wales for tenancy) to help and support you and we're always at the end of the phone if you have any issues. We give you a personal induction at the start of the contract to ensure you get the most out of your property.

We take our landlording responsibilities very seriously. We are all registered and licensed landlords under the RENT SMART WALES scheme​.  This means we are 'fit & proper persons' to look after you during your contract, and have undertaken additional training to ensure we are up-to-date with the latest legislation and regulations, ensuring an even higher level of service and quality of accommodation from us.

Why choose us over an agency?  

1)  No agency fees, administration fees, inventory fees or contract holder check fees.
2)  Quick response to call-outs - family back-up with local maintenance team. If you have any problems, just call, email or text us direct. No waiting for an agency call you back, or get approval from the owner to spend money on repairs!
and.... 3) Because we've been students ourselves.  We understand how important it is to have a nice student home so that you can concentrate on your studies and enjoy your time at university.

Our USP is knowing and anticipating the needs of students requiring value-for-money, excellent quality housing from private landlords who really care about their welfare. 

Your safety & ​security

We are all registered and licensed landlords under the RENT SMART WALES scheme. 

All our properties have valid GAS SAFE Gas and annual NICEIC Electrical Landlord certificates and mains linked smoke alarms throughout as we take the safety and security of our contract holders very seriously. 

All our properties have HMO licences.  This means that they have been checked and approved by Cardiff Council and meets the expected standard of housing. In many cases, our properties are specified higher than the minimum required, for example, commercial grade fire systems and emergency lighting, in order to provide the highest level of safety. 

We are also members of the National Residential Landlord Association (NRLA), and Guild of Residential Landlords, to ensure that we stay abreast of the rapidly changing laws and legislation. 

We pay your deposits to the Deposit Protection Service, so you know your deposit is safe and secure. The DPS pays the deposit back directly to you at the end of the contract.
